Emergency HelpRestore a Stronger Flow
Many homes built before the 1950s still run on galvanized steel or even lead supply lines. Over decades they corrode from the inside and narrow, which is why the shower upstairs trickles when someone runs the kitchen tap.
We find where the restriction is and replace the worst sections — or the whole line — with modern pipe, so you get steady pressure and cleaner water.
Improve My PressureFinish Your Basement Right
Scarborough backsplits and bungalows are perfect for basement suites and in-law kitchens. We handle drain rough-ins, venting, supply lines and final fixture hook-ups.
Adding plumbing often means a building permit may be required in Toronto. We'll tell you up front and make sure the work is ready for inspection.
Plan My BasementProtect Your Home
Heavy summer storms overwhelm the city sewers, and in older neighbourhoods that water can come straight back up your floor drain. Homes near the Bluffs and the Highland and Rouge valleys also deal with high groundwater.
A backwater valve, sump pump and battery backup together give your basement serious protection — and the City may help pay for them.
Protect My BasementAs of May 1, 2026, the Basement Flooding Protection Subsidy Program covers up to 80% of eligible costs for work done on or after November 12, 2025. That includes up to $1,600 per backwater valve (maximum two), up to $2,250 for a sump pump and alarm, $300 for a battery backup, plus a home plumbing assessment.
Backwater valves need a permit and inspection, and contractors must hold a City of Toronto business licence.
Amounts and eligibility are set by the City of Toronto and may change.
Most of Scarborough was built in a rush after the Second World War, and you can still see it in the housing. Streets across Birchmount, Wexford, Bendale and Agincourt are lined with 1950s to 1970s bungalows, backsplits and side-splits. They're solid houses with generous lots, but the plumbing inside them was designed for a very different way of living — one bathroom, a single kitchen and a basement that was used for laundry and storage.
Today those same basements are being turned into family rooms, rental suites and in-law apartments. That means new bathrooms, second kitchens, laundry moves and bigger water heaters. Getting that work right starts with the drains. We look at where your existing stack and main drain sit, how deep the sewer connection is and whether the old cast-iron or clay can handle the extra load before we plan a rough-in.
Upstairs, installations are usually about upgrades: replacing a tired vanity, adding a bidet, swapping a tub for a walk-in shower or putting in a new kitchen faucet. In the larger homes near the Bluffs and Guildwood, we often see renovations that move fixtures around entirely, which means rerouting supply and drain lines inside finished walls.
Whatever the size of the job, we set fixtures level, seal them properly and test everything before we leave. When the work involves new drains or a change in use, a building permit may be required in Toronto — we'll tell you before we start so there are no surprises at inspection. If you're planning a basement bathroom, the earlier we see the space, the easier it is to put the toilet and shower where you actually want them.
Scarborough's mature trees are one of the best things about the neighbourhood and one of the biggest problems for its sewer lines. Silver maples, willows and old elms send roots toward any source of moisture, and the joints in older clay sewer pipe are an easy way in. Once roots get inside, they catch grease and paper and grow until the line slows or stops completely.
Homes from the 1950s and 60s typically have clay pipe running from the house to the city connection, with cast-iron under the basement floor. Cast iron lasts a long time, but after 60 or 70 years it can scale up inside, crack along the bottom or rust through entirely. The symptoms look similar from inside the house: gurgling drains, a floor drain that backs up when the washing machine empties, or a recurring clog that comes back a few weeks after it was cleared.
That's why we recommend a sewer camera inspection before any major repair. A camera shows exactly where the problem is and what caused it, so you're paying to fix the right section rather than digging up the whole front lawn. For root intrusion and buildup, hydro jetting scours the inside of the pipe clean in a way a snake can't.
When a line is cracked, collapsed or badly offset, we'll walk you through the options — spot repair or full sewer line replacement — and show you the footage so you can see what we see. Many Scarborough homeowners find that fixing the sewer properly once is far cheaper than calling for drain cleaning every few months.
A Toronto winter puts real strain on a water heater. The water coming into your home in January is much colder than it is in July, so the heater has to work harder and longer to reach the same temperature. Older tanks that were fine all summer often give up during the first real cold snap, which is exactly when you least want a cold shower.
Many Scarborough homes are still running rental tanks that have been in place for well over a decade. Signs yours is nearing the end include rusty or discoloured hot water, popping and rumbling from sediment in the bottom of the tank, water pooling around the base, or hot water that runs out faster than it used to. Our water heater repair service starts with a proper diagnosis, and if repair isn't worth it, we'll say so.
For households that have grown — or added a basement suite — a tankless water heater can be a good fit. It heats water on demand, so you don't run out halfway through the third shower, and it frees up floor space in a crowded utility room. We size units carefully, because an undersized tankless heater is just as frustrating as an old tank.
Winter also brings frozen pipes. Bungalows with plumbing on exterior walls, unheated garages and crawlspaces are most at risk. If a pipe freezes, shut off the water and call us before it thaws and splits. We'll repair the damage and help you insulate or reroute the lines so it doesn't happen again.
If your home was built before the mid-1950s, there's a chance the water service pipe connecting it to the city main is made of lead. Lead was a common plumbing material for decades, and while Scarborough is largely a post-war suburb, pockets of older homes still exist — particularly in the southern and western parts of the former borough.
Lead can dissolve into drinking water, especially when water has been sitting in the pipes overnight. There's no safe level of lead exposure, and young children and pregnant people are most at risk. The good news is that it's usually easy to check. Find where your water line enters the basement near the meter. Lead pipe is dull grey, soft enough to scratch with a key to reveal a shiny silver colour, and a magnet won't stick to it. Copper looks like a penny when scratched, and galvanized steel will attract a magnet.
The pipe is split into two parts: the city-owned side running from the main to your property line, and the private side from the property line into your home. The City of Toronto runs a Priority Lead Water Service Replacement Program for the city side, and replacing both sides at the same time gives you the full benefit.
We handle lead pipe replacement on the private side and can help you understand how it fits with the City's work. Many homeowners also notice much better water pressure afterward, since old lead and galvanized lines narrow over time. If you're not sure what you have, send us a photo of the pipe near your meter through the request form and we'll take a look.
Scarborough's commercial strips are some of the busiest in the city. Plazas along Sheppard, Kennedy, Lawrence and Eglinton are packed with restaurants, bakeries, salons, clinics and shops, and every one of them depends on plumbing that works through a full day of service. When a drain backs up during the lunch rush, it isn't just an inconvenience — it's lost revenue and, in a restaurant, a potential health inspection issue.
Restaurant kitchens are hard on drains. Grease, food solids and high-volume dishwashing build up quickly, which is why regular grease trap cleaning and scheduled line maintenance are so important. We work around your hours, including early mornings and after closing, so the work doesn't interrupt service.
Many commercial properties are also required to have backflow prevention devices tested regularly to protect the city water supply. Our backflow testing service covers testing, repairs and the paperwork you need to stay compliant. For property managers looking after multi-unit plazas, we can help set up a maintenance schedule so issues are caught early.
From leaking restroom fixtures to failing water heaters and sewer problems under the parking lot, our commercial plumbing repair team treats business calls with the urgency they need. Call us to talk through what's going on at your property.
